Our Approach

McMass Architects are experts in residential architecture. We specialise in small-scale new-build residential developments, as well as the renovation and extension of existing properties.

We are a client-focused practice who will work with you to design a bespoke building that suits your ambitions for the project. Our designs are contemporary, yet contextual architectural solutions that fit with the existing environment surrounding a site. We look at the neighbouring buildings, monitor environmental conditions, research the historic environment and draw on local materials to create buildings that relate to their setting.

  • Feasibility Study

    Do you have a land or outbuildings that have development potential? Commissioning a feasibility study is the first step in understanding how to unlock your site. McMass Architects have extensive experience working on small and medium size residential developments. We can produce light or in-depth feasibility studies to help you explore the possibilities in your development project.

  • Planing Pre-applications

    Pre-application advice can be sought from a planning authority ahead of submitting a planning application. It is recommended to submit a request for pre-application advice to a local authority for sites where development may be contentious, such as in the Green Belt or Conservation Areas.

    McMass Architects can prepare architectural sketch designs and pre-application information for submission to local authorities.

    We also work alongside local planning consultants to produce pre-application information for large or complex schemes.

  • Planning and PD

    Planning and Permitted Development can be a minefield, even for those in the know. We have a wealth of experience negotiating with local planning authorities and successfully securing planning permissions for our clients.

    We will work with you to develop a bespoke design for your home or development projects that suits your needs.

    We can prepare the drawings and architectural information required to support a planning application and support you through the planning process.

  • Interior Design

    Interior finishes and detailing make the difference between a good development project and a great one.

    At McMass Architects we work flexibly and can offer as much, or little, input into the design of internal spaces to suit you and your style.

    We can help select internal finishes, connect you with suppliers and produce 3D visualisations to help you imagine the finished space.

  • Pre-commencement Information

    Before building work can start on site there are often planning, legal and contractual procedures that need to be dealt with.

    This typically includes discharging pre-commencement planning conditions, issuing Party Wall awards, registering new addresses and selecting a suitable construction contract.

    McMass Architects will support you through this phase of your project. We can provide architectural information where required and recommend the relevant professionals where specialist input is needed.

  • Tender and Construction

    RIBA Stage 4/5 drawings and specification information, often referred to as ‘Building Regs’ drawings, are required so the contractor to understands how a building should be constructed, for detailed pricing of a project and to demonstrate that the proposed design complies with building regulations.

    We work closely with structural engineers, quantity surveyors, building inspectors and energy assessors to provide a fully co-ordinated package of construction information.

    McMass Architects have extensive on-site experience and offer assistance throughout the construction process.
